Selecting a home by comparing market value, finances, and houses in the area, can take months, not to mention the time it takes for mortgages and loans. Just be prepared to be patient.

  • Make sure your budget is solid and under control. This includes paying of any credit card debt and staying on top of all of your payments.
  • Gather all of the documents you need. This includes your W-2, income tax returns, pay stubs, bank statements, and records of child support of alimony.
  • Make sure you allow for closing costs within your budget.

Third, always keep in mind the maximum amount that you can spend. We can get you the most beautiful home for $1,000,000, but we can never know that it is four times what you can afford.

Lastly, make a list of your needs in a home vs. what you want. We will absolutely make sure your home has all your needs, but it’s important to have a mindset that you can sacrifice your wants for the sake of your budget.
